I was interested in developing commercial facilities rather than housing and work facilities because I was interested in consumer behavior and psychology. As I pursued my interest, I naturally took charge of the business related to commercial facility development and participated in commercial development projects such as Star City, Avenue France, and Paradise City. I’m still confused about the customer’s mind, but I’m trying to change the value to price.

Q. What kind of career did you have at NEOVALUE?

In March 2018, I joined LS (Lifestyle) Team 1 and was in charge of planning the MD of Alleyway Gwanggyo and attracting tenants. Since then, he has been the head of the product planning team, the head of the Incheon operation department, and the head of the planning department, and is currently in charge of the sales of Allaway in Gwanggyo and Incheon.

Q. What made you join NEOVALUE?

I was introduced by an acquaintance because Neo Value needed a commercial facility expert in the process of building the Alleyway Gwanggyo. During the interview, I felt that the approach to the project was different from other companies. Usually, business goals are set through benefit analysis and efforts are made to achieve them, but NEOVALUE first considers what value to offer to customers and then specifies profits. In fact, if a company has a long history of commercial facilities, this work should be done almost simultaneously, and if it is an expert, it should be balanced, but NeoValue was good to try to find the original and essential reasons for taking it for granted.

Q. Please introduce what the team does.

Our headquarters is in charge of building up and activating Alleyway Gwanggyo and Incheon, and managing facilities. Set the direction of what our unique selling proposal (USP) is in a competitive relationship and specify it through MD, marketing, and promotion. Establish and manage functional and cost-effective systems when it comes to facility management.

Q. What is Shinhee’s job?

앨리웨이 본부의 리더로서 직원들을 설득하는 역할을 하고 있습니다. 기획 부서가 업무 방향이나 지침은 설정할 수 있지만 오래 함께 가려면 팀원/팀장들의 지지가 필요합니다. 설령 정무적 판단을 한다고 하더라도 그 배경과 의도를 솔직하게 이야기하고 이해시키기 위해 노력합니다.

What is the lifestyle the pros and cons of working with developer, q?

Most of all, it’s fun. Basically, commercial facilities are fun-seeking, and customers have a lingering thirst for new things. As a result, we look for new things and think about the background of popular products and discuss them. That process is fun, but it’s good to make money.

The disadvantage is that the profitability (to the extent of profit) is lower than that of the real estate development business. Running a commercial facility requires expertise and costs a lot of money, but the profit is relatively small.

Q. What major/competencies do you need for work?

It is good to have a high understanding of the selling point of commercial facilities. In other words, the person who plays well has the advantage, and “well” is important here.

Q. What kind of colleague do you want to work with?

It’s good if you’re not a coward, a person who lies to cover up his mistakes, a person who mixes lies and facts and speaks vaguely, a person who undermines and framing colleagues for his own benefit.

Q. Please introduce your daily routine at Neo Value.

Basically, I think I only do three important things a day, and I decide on my work. One in the morning and two in the afternoon. Each day of the week has a focus area. We check the schedule and long-term project progress (workshop) on Monday, OKR on Tuesday, on-site sales and facility management on Wednesday/Thursday, and contract status on Friday.

We are drawing the future of a city.

Q. What do you think a sustainable city is like?

Desire is diverse and complex. At the same time, I want to be free from the problems that arise. I want to be provided with energy indefinitely, but I’m worried about the use of fossil fuels and warming, and I want a package to come to my house, but when I see the packaging waste, I wonder if this is okay. In order for a large number of humans to live together, we need to technically relieve these feelings of guilt. In the end, we believe that cutting-edge environmental technology is sustainable only when it permeates the field of life.

To me, a lifestyle developer is an expert at making value a price!

 – Identify customer needs through market environment analysis and establish appropriate product planning strategies.
– Find tenants that fit the concept, target floor, and appropriate size set in the product planning strategy.
– Negotiate the terms of the lease with the tenant, review the contract and risk, and conclude the contract.
– Increase asset value through stable rental income generation and management.
